Residential Property Demand In Negeri Sembilan Continues To Increase Strongly -- REHDA

SEREMBAN, Nov 4 (Bernama) -- Demand for residential properties in Negeri Sembilan continues to increase strongly, driven by economic stability and high consumer confidence.

Real Estate and Housing Developers’ Association (REHDA) Negeri Sembilan branch chairman Datuk Desmond Yap Poh Seng said Negeri Sembilan is currently undergoing rapid transformation from a transit area to a dynamic and competitive economic zone.

He said the state's economic growth was also driven by the implementation of Malaysia Vision Valley 2.0 (MVV 2.0) and the Negeri Sembilan Development Plan 2045 (RPNS 2045), which boosted the state's reputation as the country's new economic hub.

“Among the key catalyst projects shaping the state's new landscape are the MVV City, SPD Tech Valley, Eco Business Park VII, Enstek Techpark 3, Vision Business Park, Negeri Sembilan Silicon Valley, Google Data Centre, Smart AI Container Port and Sunway Seremban Sentral.

“All these are high-impact projects that bring investments worth billions of ringgit, and even create thousands of new job opportunities in the manufacturing, logistics, technology, renewable energy and professional services sectors," he said at the opening ceremony of the Negeri Sembilan Housing and Property Expo here today.

Also present was the chairman of the Local Government Development, Housing and Transport Action Committee, J. Arul Kumar.

Yap said the state's strategic location near the Klang Valley and is connected by major highways such as PLUS, LEKAS and the Seremban-Port Dickson Expressway made it an ideal destination to live in or for investment.

Based on the First Half of the 2025 Property Market Report by the National Property Information Centre (NAPIC), the state's property market recorded encouraging performance with the number of transactions increasing by 6.8 per cent to 10,108 units, while the transaction value increased by 11.8 per cent to RM4.62 billion, he said.

The residential sub-sector remained the main driver with an increase of 7.6 per cent in terms of number of units and 5.6 per cent in terms of value compared to the same period last year.

“The reduction in the Overnight Policy Rate to 2.75 per cent also helps increase the affordability of buyers and revive the country's housing market,” he added.

Meanwhile, Arul said the state government is committed to ensuring that every citizen, regardless of background, has the opportunity to own his/her own home.

He said that since 2018, 33,697 affordable housing units have been approved and of that total, 26,548 units have been completed or are under construction.
